House Update

Alright, so…update time!

First, I have to thank you all SO much for your sweet words on our house announcement. It’s a dream come true. I’ve shared so much of our lives through the last few years of blogging, and to have you share in the excitement with us as we embark on this new adventure makes it just so much more exciting.

Can someone please explain to me how 2 people accumulate SO MUCH stuff?! The only thing helping is knowing that it will be the last time we move for a very, very, very long time, and that we’re moving to our absolute dream house.

Speaking of the house, last time I checked in I was telling you all about how it came to be and how excited we were, but we still had appraisal and inspection to get through on both properties. We’ve had inspection on both, and it could have gone better, but it could have been worse too.

Our house inspection went great, as we expected, it’s only 3 years old. In fact, the buyers haven’t even sent anything over asking for us to fix, which is fine by me! We’re trying to make this house as perfect as we can for them, which is already a task in itself, if we don’t have to add anything to the list I’m a happy camper.

Things got hairy when we had our new house inspection. It was 29 pages long. *insert wide eyed emoji here* I mean, we expected that it would have some issues, it was built the same year I was born. But I don’t think we expected it to be quite as extensive. There were a lot of little things that we feel very comfortable fixing ourselves…wiggly sinks, loose outlets, a faulty garage door. But the kicker was our main deck off the main living space of the house was, as our inspector put it, “an absolute nightmare.” Now, Jake and I are pretty handy, but fixing a 3 story deck that our friends and sweet baby will be playing on is just not within our repertoire.

We sent the inspection report over to the sellers and they haven’t been all that helpful so far. They offered to fix a few windows, and threw out a very small number for the remaining stuff-it just wasn’t going to work.

We had a contractor estimate the cost of fixing the deck, and it’s right around 2,000 dollars, so Jake and I asked for that  as well as the windows being fixed, and we’re just going to print out our inspection report and start going line by line to bring our house up to code.

I never thought I’d say this,  but I’m so excited for the projects. I get incredibly overwhelmed when it comes to maintenance type stuff. I can look at the ugliest room and think of ways to make it beautiful again, but you start talking electrical to me and my eyes glaze over. That’s where Jake is great, though. He isn’t worried about it and so I’m not either!

We should hear back from the sellers today if they will pay for the deck fix, and then we’ll finally be cooking with fire!  Well, hypothetically. I don’t want fire anywhere near my new house. ;)

The last hurdle will be getting through appraisal on Wednesday. We listed our house pretty high, and were soo blessed to get an asking price offer (we need every penny to be able to afford the downpayment on the new house) so we’re really keeping our fingers crossed that our house appraises what we were offered.

The win of the weekend happened when we were taking our 4^th load of crap up to my parents house for storage until moving day, and we drove by a HUGE solid wood dining table with a gleaming “FREE!” sign in front of it. We couldn’t load it into the truck quick enough.  We’re going from a 4 person dining room to an 8-10 person dining room so we had planned to build a table, but if we can use this one and just bring it back to life with a little TLC, I’m all in! There is no better price than free J

So that’s where we’re at right now. Closing on our house is in 16 days. (holy crap.) We will be homeless for a week as the sellers are going to occupy the house 1 additional week and “leaseback” for the week they are there, so we’ll be shacking it up in mom and dads basement, just like old times ;)
